OFFICIAL PROPERTY RENTAL PROGRAMME

How It Works

Whether your property is minutes from Adare or elsewhere in the Limerick region, it could play a key role in welcoming visitors to Ireland. Learn how to register to be part of the official Ryder Cup Rentals Programme below:

  • Create an account: Register and log in to your Ryder Cup Property Owner account.
  • Add your property: Include all required details such as general features, rooms and descriptions, amenities, and your desired rental price. Use our pricing calculator for guidance and follow the example format in the registration form. Check all spelling and grammar carefully as these details will appear on your listing.
  • Upload photos: Add up to 12 high-quality images, including the exterior, all rooms, bedrooms, and bathrooms. Please ensure photos are taken in landscape, feature no people, personally identifiable information, cars, clutter or other people's property in any of the photos.
  • Submit for review: Once satisfied, select your service tier, make secure payment, and submit your listing for approval.
  • Verification: Our team will review your submission to ensure listing content is acceptable, confirm any requirements, and confirm via email with next steps.
  • Go live: Once verified, your property will appear on the Official Property Rental Programme Marketplace, which will launch to the public by the end of 2025.

Eligibility & Fees

  • Properties must be within a two-hour drive of Adare Manor, Limerick.
  • Registration fees for both Listed and Managed options are non-refundable. For Managed properties, the fee is offset against commission paid and returned to you.

There are two service tiers for you to choose from:

Listed

This is a listing of your property on our Official Property Rental marketplace only. You are responsible for the management of the listing, and all tenant enquiries will go directly to you to liaise with and organise the rental contract and payments. We will provide you with a Rental Information Pack containing a step-by-step guide, template tenancy agreements and a property checklist.

Listed fee is €295.

Managed

Managed is the full-service option. We will assist you in finalising and optimising your property listing, conduct at minimum a virtual viewing of your property and provide you with a rental valuation of the rental amount that could be achieved.

Our expert event housing team will provide advice and guidance and actively market your property to our client base to find the perfect tenant match – please remember that while we will do our utmost to secure a rental for you, a rental is not guaranteed. We will deal with all of the contracts and payments on your behalf.

Managed fee is €645* plus a commission upon rental of the property**.

*Please note, if we let your property, the €645 fee is offset against the commission and returned to you.

**Commission fee is 15% +VAT of the final property rental fee.

How do I register my property?

Please register your Property Owner account to start the process. Once you have created your account, you will be able to register your property by completing the registration form with all the details of your home. You can save this as a draft and come back to it as you go along, and then once you have filled out all of the information and you are happy with the details you have provided, you can then submit the property for review by our housing team. To finalise the submission, you will select the service tier (described above) and make payment.

What information do I need to provide?

You will need to give details of your property, including a full description of your property including all rooms, facilities, distance to the course etc. A full breakdown and guide of requirements is available through the registration process.

Do I need to provide photos?

Yes. Please add up to 12 good quality photos of your property. These can be taken on a good quality camera phone but please make sure they are not blurry, distorted or cropped and suitable to showcase your property. Photos should include both the exterior and interior of the property, all rooms, bedrooms and bathrooms. Please ensure images are in landscape format and are clear and show the full room without being zoomed in, and ensure no identifiable belongings or clutter are present in the photos. Do not include people, car registration and other people’s property in any of the photos.

Can I upgrade my service tier after I’ve chosen?

Please contact our housing team and we can update the service tier. You will be charged the difference between your current option and the upgraded option.

Is a rental guaranteed?

A rental cannot be guaranteed, but if you select the Managed option our experienced housing team will offer your property at every opportunity to our clients according to their requirements.

How will I know if my property has been rented out?

If you have chosen the Listed option, then all enquiries will come directly to you. If you have chosen the Managed option, then a member of our team will discuss any interest from clients with you and if a client wishes to proceed with a booking, we will proceed with confirmation of the rental.

When will I receive payment if I choose the Managed option?

Upon a confirmed rental, and once we have received payment from the Tenant, you will receive 60% of the rental fee (less RCTS’s commission fee, plus VAT) no later than 30 days prior to the start of the Tenancy. Within 28 days of the end of the Tenancy you will receive the balance payment.

How will rental enquiries for my property be handled?

This depends on the service level you choose. If you choose to manage the listing as a Listed property, then the online enquiry form on your listing will submit directly to your listed email address. If you choose an elevated service as a Managed property, RCTS will handle with all enquiries directly prioritising all Managed properties to interested tenants for Ryder Cup week and support you with the booking each step of the way.

If I select the Listed option, how should I take a booking?

We suggest that you request a non-refundable deposit, as well as a refundable safety deposit in advance, with the balance to be paid in full prior to tenant arrival. Safety deposits should be returned to tenants following an inspection of the property on the final day of their stay. Full advice will be provided in the Rental Guide.

Can I list my property with other accommodation platforms?

Yes, you can list with other platforms however this would not have any affiliation to the Ryder Cup. It the case of your property being booked through a third party platform we ask that you would inform us asap to remove your property from the Official Rental Programme.

Will my property be inspected to ensure high standards are met?

Properties that have selected the Managed option will be inspected – an appointment to view will be made beforehand at a time and day convenient to you, either virtually or in person.

What other requirements are needed to be able to rent my property out?

All properties must ensure they are compliant with local laws and property regulations. Failte Ireland’s Short Term Letting (STL) Register is due to come into force in 2026 and all rental properties will need to register for this in order to be listed on the website. Gas safety, PAT Testing and EICR (Electrical Installation Condition Report) certification is recommended, and the validity of all certifications should cover the period of occupation by the tenant. Valid Buildings and contents insurance and Public Liability to a value of at least €2,000,000 must be in place during the rental period.
